It all depends upon the size of the house and services requested. Our booking system generates an approximate appointment value so that the homeowner knows what to expect. To ensure the appointment runs smoothly and timeframe is maintained, please make sure the property is ready for photos. Review our Home Prep Guide.
Photographers will perform light staging if needed … moving throw pillows, arranging soap bottles at the sink, straightening blinds, etc. They will not move objects weighing more than 40 pounds, which includes heavy trash receptacles near the exterior of the home. Heavy objects should be removed prior to appointment, otherwise they will remain in place for the shoot.
You will receive an email with links to your photos and other requested media. Our standard photo delivery is 10AM on the day following your appointment. Video is usually delivered within 48 hours. The invoice must be paid prior to downloading media.
If you haven’t received a delivery email within 24 hours of your photo shoot, there could be several reasons. Check your spam folder, and if you don’t see it there, please give us a call.
A final invoice will be generated once the appointment ends. The estimated total may have changed if additional items were requested or the photographer was unable to perform requested services. You can access the payment gateway by clicking “Pay Now” at the website generated through the delivery link. Customers may also save their card for quicker 1-click payment processing when paying their first invoice.

If inclement weather happens on the day of your appointment, we will work to get exterior photos taken as soon as possible on the next available good weather day. If possible, we try to take interior shots on the regularly scheduled day.
Life is unpredictable, especially in real estate, which is why we try our best to remain flexible. If you need to reschedule or postpone, you may login to your dashboard or app, and complete the task as long as it’s 24+ hours prior to the appointment. Time slots can be difficult to fill if appropriate notice is not provided, so cancellation fees will be applied as follows.
$25 24-12 hours prior to appointment
$50 12-1 hours prior to appointment
$100 Within 1 hour or on-site of appointment
Our normal working hours are Monday-Friday, 9AM to 2PM. Weekend and evening appointments beyond 3PM are limited due to editing and processing that takes place after a photo shoot. If an after-hours appointment is desired, please call to ask if we can accommodate.
Additional fees may be added for appointments beyond normal operating hours.
No, so long as the homeowner and Realtor approves. We can access a property on lockbox or Supra with an e-Key. Once finished, photographers will turn off all lights and lock all doors before replacing key.
When filming video tours of the property, we ask that no one be present so that the property can be filmed without interruption. For aerial photography, we request homeowners, landowners, and Realtors refrain from interacting with drone operators while they are working.
Twilight photography refers to the practice of capturing photographs after sunset. Twilight photography can create a unique and stunning look for photographs, as the low light conditions can produce a range of colors and contrast that are different from the bright and saturated hues of daylight. Costs vary depending on the size of the property and must be scheduled by phone.
Virtual twilight images are a better option, and we recommend them for properties not suitable for actual twilight photography. Virtual twilight photos are created by taking a regular daytime photo of the property and then using photo editing software to add a range of effects such as deep blue skies, soft lighting, and other elements to simulate the look of a twilight photograph.
Unless there’s something special about these spaces, we usually won’t take shots of these areas. If it’s a large, walk-in master closet or pantry that’s neatly organized, we will include it in the image count.
Many smartphones take great photos; however, real estate photography can be quite challenging for an inexperienced photographer, especially with limited exposure controls on smartphones. We use a professional DSLR camera with a wide-angle lens on a sturdy tripod to take five photos using multiple exposures to capture the most detail in every single shot. These five photos are processed and merged to generate an HDR (high-dynamic range) photo that truly stands out. Lastly, each photo is individually edited to correct color, adjust exposure, reduce distortion, straighten lines, and replace skies. Our comprehensive process makes the difference!
Yes, but it all depends on the complexity of the situation. It will be determined on a case-by-case basis; however, we are unable to fix any aspect that will misrepresent the actual appearance of the property so as to not violate MLS rules and regulations. Costs will vary on the number of edits and time required to complete the task.
Yes, we can for an additional fee; however, we due to MLS rules and regulations, we can only add it to areas where grass already exists. We cannot add green grass to patches of dirt.
